Are you waiting because the payment does not work, or because you hope the whole market gets easier later? Those are different decisions.
Start with the payment you can comfortably carry today, the cash you need to close, and the homes available in the places you would actually live. A future refinance should be a possibility, not what makes the purchase affordable.

These are metro figures, not a price estimate for your home or a promise of negotiating room. My takeaway: compare recent sales and competing listings in your specific neighborhood and price range before choosing an offer or asking price.
Rates are a reference, not your quote
Freddie Mac reported a national average of 7.40% for a 30-year fixed-rate mortgage for the week of October 15, 2026. That is a dated benchmark, not a Dallas lender quote or a rate available to every borrower. Check the current Freddie Mac survey and compare written Loan Estimates from lenders for your own purchase.
What matters for your move
Compare the full monthly cost: principal and interest, property taxes, insurance, mortgage insurance if required, and HOA dues or assessments. Keep room for maintenance and cash reserves. If the payment only works after an assumed rate drop, it is worth revisiting the budget or timing.
Considering new construction? Compare a builder incentive with an independent lender quote. Ask whether a buydown is temporary, what the payment becomes afterward, and which lender, home, or closing deadline the offer requires. Jenny's new-construction buyer guide includes a side-by-side worksheet and questions to bring to the builder. Start with the online new-construction checklist for the key decisions before signing.
If the home fits, the payment is comfortable without a future refinance, and your plans support the costs of buying and owning, we can evaluate the opportunity in front of you. If those pieces do not fit, waiting can be the right decision. General market information is not individualized lending, tax, or legal advice.
