Most people start a first house in Dallas with too many saved listings and a weekend that fills up fast. Plano looks possible. McKinney looks possible. Something closer in looks possible too. Then Saturday comes, and it doesn’t feel like a plan.
I don’t start with a long list. I start with your timing, what a comfortable payment actually feels like, and which two or three cities you’d live in on a regular Tuesday. Then we tour the homes that still make sense after the first photo.
The first conversation is usually practical. Where you need to be during the week. What you can pay each month without stretching. Whether you’d rather an older house you can work on, or something newer that’s mostly done.
You don’t need everything figured out to write me. A lot of people aren’t “ready” yet. If you already found a house, send the address. I’ll tell you what I would check — commute, condition, payment — and whether it still fits once the excitement wears off.
I won’t put a starter-home price on this page. North Texas is not one number. We’ll run that on a real house.
This isn’t a race. It’s a shortlist. If DFW still feels like the whole map, start with the two or three cities you’re weighing, and I’ll help you narrow from there.
