People say “Plano” like it is one place. It isn’t.
East Plano sits closer to Dallas and US-75. A lot of the streets are older. Lots can be tighter. You are nearer the job spine that runs down 75, and you feel that on a weekday.
West Plano pulls toward the Legacy side and the newer planned streets. Houses tend to be later. The drive is a different shape. What looks like “Plano” on a map can add twenty minutes you did not budget.
I do not rank sides. I ask what your Tuesday looks like: where you actually have to be, whether you want an older house you can work on or a newer one that is mostly done, and which streets still feel right after the first photo wears off.
If you already have two listings, one east and one west, send both. I will tell you what I would check. I will not invent a price, a commute time, or a “winner.”
This is a shortlist problem, not a city-slogan problem.
